In a recent announcement by Bruntwood, a commercial property company, six new deals were introduced that will occur in the Leeds city centre office comprising leasing of about 22,600 square feet.

The most recent deal was with Skills for Care that signed a lease for office space in Leeds at West Gate amounting to 12,210 sq ft. This deal was signed just after two other deals including David Smith Photography and Risk Metrics UK at West One, who acquired 298 sq ft and 1,310 sq ft area respectively.

Bruntwood has had success in other rent a desk locations as well. It managed securing three lettings in its recently renovated building at 14 King Street to Maples & Calder (5,320 sq ft), Healthcare Locums (1,160 sq ft) and Hitchenor Wakeford (2,355 sq ft).

Immensely happy with the company’s performance in early 2010, Head of sales at Bruntwood’s Leeds centre, Craig Burrow stated that the company’s success was a clear sign that they not only offer high quality products, but are also offering good customer service, flexible terms and savings to their customers.

Bruntwood is expected to remain busy in 2010 with the renovation process going on at its Hepworth Point property, which earlier was the Leeds Metropolitan University’s location. By the end of 2010, Burrow expects ten floors to be ready with completely equipped offices that would be made available on a floor-by-floor basis. There would also be a secure car parking area in the basement.

HSBC has sold its Canary Wharf headquarters to a South Korean investment group. This is the third time the structure is changing hands in the past three years. The building has hosted the offices of HSBC since 2002 and it will continue to be the group’s office address even after the leaseback deal.

As HSBC has huge commitments to a widespread clientele in the nearby areas, the Canary Wharf location is one that is ideally suited for operations. Company sources have affirmed that the bank will work out of the same premises even though ownership has changed. There will be the condition of leaseback agreement under which HSBC will pay an annual rental of £45m over the next 17 years to stay on as tenants here.

The £772.5m deal was recently completed as HSBC handed over the ownership papers to a Korean property group named National Pension Service. Earlier the building was signed off to the Spanish group Metrovacesa. However, the economic downturn resulted in Metrovacesa’s inability to meet the terms of the deal, and HSBC bought the building back from the company a year later, in 2008.

As one of the first groups to go for a leaseback sale, HSBC opted to sell the structure to the Korean group that has evinced interest the property since September this year. With this acquisition, National Pension Service has boosted its portfolio by nearly nine hundred percent. For HSBC, the £350m gain from the deal will be reflected in its bank sheet by 2009 end.
